This service includes:
Pre rental appraisal to ensure property meets current legislation requirement – Preparation of brochure with photos and property description – Marketing your property on Rightmove, On-The-Market and on our website and facebook page. – Advertising on HSPC if requested, at cost. – Carrying out accompanied viewings (depending on location) – Securing a suitable tenant for your property after considering references and discussing with yourself. – Preparing the Lease*. This will be a Private Residential Tenancy Agreement. – Preparing a detailed Inventory and Condition Report with photographs. – Meeting the tenants at the property, arrange for signing of the lease and hand over the keys. – Collecting the rent and arranging transfer to your account, after deduction of our fees and any outlays – Lodging the deposit with Safe Deposits Scotland. – Advising Council Tax and Utility Providers of the change of occupier. – Monitoring, collecting and forwarding the rent each month and providing a statement to you – Dealing with tenants and any enquiries – Carrying out regular property inspections and providing you with a report of any work required. – Dealing with any repairs and maintenance within an agreed limit. Using your own selected tradesmen if requested – Arranging servicing of appliances and obtaining legally required safety certificates – Reviewing the rent and issuing notices, after discussion with you. – Issuing notices to the tenant to terminate the tenancy (as and when required) – Advising tenants of end of tenancy procedures. – Carrying out a final inspection of the property and providing you with a Check Out Report. – Liasing with the tenant and Safe Deposits Scotland in respect of deposit allocation.

Our Non-Factored Service arranges advertising and tenant find but leaves the day-to-day management of the property to you. You will be required to lodge any deposit received with a Scottish Government accredited organisation.

For the landlord who has found a tenant, we can offer the Lease Only Service whereby Munro & Noble will prepare the lease and serve statutory notices to the tenant. The lease is a Private Residential Tenancy Agreement. When entering into a tenancy, substantial legal rights are granted to the tenant and it is therefore essential that the lease is professionally prepared in order to protect your legal rights as a landlord.
If you require us to check your tenant’s references an additional fee of £60 (including Vat) will apply.

For our Non-Factored and Lease Only Landlords we would recommend an Inventory and Condition Report is prepared at the property prior to the commencement of the Tenancy. We can provide this, complete with photographs embedded for an additional charge, details below:- 1 bedroom………………………………….£78 (including Vat) 2 bedroom…………………………………£102 (including Vat) 3+ bedroom……………………………….£144 (including Vat) A 20% surcharge will be applied to the above for furnished properties.
